Our proposals
Merlin Place will provide new high-quality sustainable office and lab space to meet local demand, boost the local economy and create new jobs.
The aspiration is that Merlin Place will be an exemplary BREEAM Outstanding and working towards a whole life net-zero carbon lab building. Merlin Place is targeting a 40% reduction in potable water and will make use of sustainable urban drainage strategies.
The development will target a net biodiversity gain of +20%. The majority of the existing trees will be retained or replaced during the redevelopment. New planting including, native trees, shrubs and wildflowers will create new habitats for biodiversity to flourish.
The development will be accessible to everyone with a mobility hub to promote a range of sustainable travel options. The mobility hub will provide cycle parking for a range of bicycles including oversized and electric and changing facilities. Electric vehicle charging points will also be available on site.
The redevelopment proposals for Merlin Place will create an attractive frontage onto Cowley Road with new public realm and landscaping which is accessible to the local community. Public Art, bespoke street furniture and new planting will complement the space. There will also be a roof terrace with seating and planting for employees to enjoy.
Even from outside of the building, the local community will be able to see science on display, helping to integrate science and the community.
